EVERYTHING. The location was excellent. Close and easy flat walk from Pile Gate. The apartment is only up one flight of stairs (16 stairs) and Ivan’s fabulous staff carried our suitcases up. The apartment is modern, very well appointed, scrupulously clean, comfortable and cosy, including the bed and couch. The host Ivan was outstanding in his support, communication, flexibility and hospitality. Our stay was superb. Highly recommend this gorgeous apartment. The restaurant on the ground level felt like “our restaurant “ as the host Ivan also owns and runs this excellent facility. The staff were kind, polite and very helpful. We also enjoyed our breakfast and lunch meals and the atmosphere was fabulous.

Our host, Ivan, manages the restaurant downstairs. He allowed us to leave our luggage with him until the room was ready. He was friendly and welcoming throughout our 3 night stay. Dubrovnik has lots of stairs, but 16 is the total to this room. It is located on the 'flat', but a little off the main street. The room has louvres and double glazed windows. Open up to the light & sounds, or close them for a private cocoon. Breakfast was included each day and included a good range of hearty options. BONUS - we were offered 30% off food & drink prices at the restaurant.

Absolutely amazing stay at apartment 16 steps. Ivan and his staff were so accomodating. The apartment has amazing facilities and was absolutely spotless and clean. Location is great, amenities in the apartment were great. We had breakfast included every day at the restaurant underneath and the staff were so lovely and friendly there. Ivan was extremely accommodating always asking if we needed anything and was very helpful. Would absolutely reccomend to anyone coming to dubrovnic.

He was very approachable and helpfull if we needed anything. The apartment is located in what I would say the perfect location right in the middle of the old town. Everything is in walking distance.

We loved that this unit was in the centre of Old Town for this visit. It is beautifully renovated with all the things you need for a short stay. There is a bit of street noise from below but the windows and shutters keep most of it out, and in any case it is quiet by 10/11pm. Ivan the host puts himself out to help if you have any concerns or issues. The breakfast at his restaurant below is also a bonus. We also had a lovely dinner there one evening.

We had a fantastic stay in this beautiful apartment, located in a great central spot in the heart of the Old Town. It was the perfect base for exploring the area, with everything we needed right at our doorstep. A special thanks to Ivan, who was absolutely brilliant. After a long night of travel and an early morning arrival, he went out of his way to welcome us—meeting us at the apartment and kindly letting us check in early. He took the time to show us around the property, explain the facilities, and even provided us with a map, highlighting key attractions and local favourites. His warm and helpful approach really made a difference to the start of our trip. Highly recommended!

Everything! Great location, right in the centre of Dubrovnik old town. Apartment was perfect, clean, spacious, comfortable (bed was so comfortable!), air conditioning, modern. Right in the centre but not noisy. Ivan the owner and all his staff at the restaurant below were the friendliest people we have ever come across on any holiday, in any country. They were friendly, welcoming, helpful. We were always greeted with a smile! Food at the restaurant was very good, decent homemade food. This apartment is beautiful, spotlessly clean, and a 5 minute walk from the Pile Gate, so is central to everything in the Old City. On arrival, we had assistance taking our luggage up the 16 Steps to the apartment, which was appreciated. Breakfast was included, and was excellent. The owner checked in on us regularly about whether we needed anything. Given its location, we expected the apartment to be noisy, but with windows closed we couldn't hear outside noise. We would not hesitate to stay here again.

Loved the location, right in the centre of Old Town which meant we could sightsee and wander through the town and come back to drop off things or refresh before going out again. The apartment is really charming exactly like the photos. It has great aircon (much appreciated during the 33C days we had during our stay) and really effective double glazing that meant we heard little to no noise even though the apartment is located above the owners’ restaurant. We enjoyed a leisurely breakfast there every morning. Everyone at the restaurant took really good care of us - so friendly and helpful, we’ll definitely go back.

The apartment is an excellent base for exploring all of the old city. It’s comfortable and very well-appointed. There was a little bit of street noise but it wasn’t loud, just noticeable. That’s to be expected for a city apartment so it’s not a criticism, just a note for people who prefer very quiet apartments. The shower was hot, the refrigerator cold, wifi was fast, air conditioning worked well, and there was plenty of space for my luggage. I slept well both nights and enjoyed the free breakfast both mornings so that is the best review I can think of! Note: my lobby photo is actually the living room area.

This was an INCREDIBLE place to stay in Old Town Dubrovnik. The property is VERY spacious with a full living room, kitchen, big bathroom, and large bedroom with lots of storage. There are many windows that let you look right down onto the ancient and bustling streets below you, but it is very quiet when they are closed. The two AC's worked great (it was hot when we were there) and the kitchen was well stocked. You also feel VERY cool stepping between people eating at the (delicious) sidewalk restaurant below and opening the secret door to the apartment. :) It was also so nice having somewhere right in Old Town that we could easily pop in and out of between activities (swimming, wall walk, exploring) instead of the many tourists who had to make a long/hot trek into Old Town and back each day. We swam multiple times a day at various locations and it was easy going back and forth to the apartment. Would LOVE to stay again and can't recommend it enough!

We absolutely loved our little apartment and YES, it has sixteen steps to the door. Newly renovated, incredibly comfortable and in the perfect location. Our host Ivan and his staff in the restaurant below were amazing. Breakfast was simple but lovely and was included in our apartment price however we chose to dine at the restaurant several times as the food was incredible and we were amazed to be given an incredible discount off our bill totals... even when we had friends join us.

The apartment is so brilliantly renovated. The bathroom is fabulous with a large shower with great water pressure. The kitchen is well thought out and has a large fridge freezer with a water cooler dispenser. Great sofa area and large flat screen TV. Lots of lighting options. Dual windows for flow of air and great AC also. Roomy bedroom and plenty of wardrobe space and plenty of hangers!! There isn't anything that wasn't thought of for a luxury stay in this apartment. Great breakfast offerings in the restaurant below which is also run by the host Ivan. And of course it goes without saying that Ivan and the guys in the restaurant are the most kind and welcoming hosts.

The location was amazing - right in the heart of the walled city! Check in was a little tricky just because we could not find the address. (We were lost!) It would be great to tell guests that the room is right at the Paradise Restaurant. Our host, Ivan, was waiting for us, right on time, with keys in hand! He was great to work with and shared stories of his life - that was special for us.
