Villa Lyan with pool is a modern 3-bedroom holiday villa in Istria with a private pool and a large garden. It is located near Porec town, in small Istrian village Vabriga, just 2 km to the beach!

Around the pool, there are cozy sun loungers so you can relax and sunbathe. Old olive trees in the garden proudly symbol the local heritage in olive agriculture and will remind you not to forget to bring back home at least one bottle of extra virgin olive oil produced in golden Istria.

Villa Lyan with pool lays on private land of 450 square meters and it offers 150 square meters of living space spread over 2 floors. It is built as a semi-detached villa. Thanks to soundproofing and a large fence, privacy is ensured.

Moreover, this holiday villa near Porec also welcomes pets. One well-behaved pet is welcome with you, though prior notice is required. Pet fee may apply.

The ground level contains an open-concept floor plan with a living room, dining area, and kitchen. Next, on the ground floor, there is one bedroom with a double bed and a private bathroom with a shower.

Internal stairs lead to the upper floor where the rest of the 2 bedrooms are located. Each of them also comes with a large double bed and private bathroom. They share access to a lovely terrace with lounge seating. From here you can enjoy the view of the greenery and partially of the sea. Baby cot and high chair are available on request.

Every bedroom is equipped with large double beds, television, private bathrooms with shower and they are all soundproofed.

The kitchen is equipped with a large refrigerator, dishwasher,  microwave oven, cooker, oven, blender, and coffee maker. Outdoors you will find a wood-burning grill.  Also, a gas grill is available.

The outdoor pool is 7 meters long and 4 meters wide, thus you can swim here and refresh yourself whenever you want.

At the disposal, you have here also a laundry washing machine with a dryer, iron, ironing board, and drying rack for clothes.

Private parking space is secured on-site. It is a good size to park 3 cars at once.

Satellite TV is available. Free Wi-Fi Internet access is provided.

The neighborhood is very quiet. The nearest restaurant is 500 meters away. You will also find a grocery shop within 700 meters of distance. The green market is the best to visit in Porec. In Porec town, there are also several large supermarkets.

Villa Lyan with pool is located only 2 km from the nearest beach Santa Marina. In the area, there are many beautiful beaches within a 5-15 minute drive. Some of them have lounge bars, waterfront restaurants and offer options to rent a sunbed.  We recommend also exploring beaches nearby Novigrad, which is only a 10-minute drive away.

A handful of daily excursions and half-day tours are available from Porec. You can even visit Venice (Italy) by boat or do the cruising tour to the national park Brijuni archipelago!
