Step outside to the sunny front terrace (16.5 m²) for leisurely mornings or unwind in the backyard featuring a private heated pool (35 m²), outdoor shower, and sun deck with plush loungers. A guest toilet completes this level.

Underground Floor (72 m²)
The underground level is a hub of entertainment and wellness. Enjoy darts, billiards, table football, a TV, and a cozy relaxation corner in the 43 m² recreation room. Indulge in the wellness area with a sauna, shower, and wooden loungers, while Bedroom 1 with a double bed provides a quiet retreat.

First Floor (73 m²)
The main sleeping area boasts three luxurious bedrooms and two bathrooms:

• Master Bedroom (12 m²): Double bed, TV, private en-suite bathroom with shower

• Bedroom 3 (9 m²): Bunk bed for two guests, TV

• Bedroom 4 (9 m²): Single bed with an additional pull-out bed
  Bedrooms 3 and 4 share a stylish bathroom. All rooms are cooled via central air conditioning. Step out onto the 18 m² partially shaded terrace with a jacuzzi and sun loungers for private relaxation.

Second Floor – Rooftop Terrace (52 m²)
The villa’s rooftop terrace is a true masterpiece. Mostly covered, it offers a dining area with a barbecue and seating for 10, alongside relaxation zones with lounge furniture, a hanging chair, a bar table, and sun loungers. From here, enjoy breathtaking sea and landscape views, perfect for morning coffee, sunset cocktails, or alfresco dining. A small summer kitchen with stovetop, dishwasher, and guest toilet adds convenience.

BEACHES

The whole coast of the Diklo and Borik districts is used for beaches. The nearest one is about 550m from the house. You can choose between different types of coastline.

Diklo Beach - about 550m from the villa, concrete waterfront, gentle descent into the water, some parts have ladders to the water, coast partially studded with gravel (sunbathing area) with some small trees.

Borik Beach - located closest to the villa (750m)- is one of the region's most famous and best-developed beaches. It has a blue flag award for beach quality and water purity. It has 45000 m2 of surface area and is 1300m long. The coast, as well as the seabed, is on most of its surface gravely and fine-grained. In some places, there are concrete edges like swimming pools or piers. There is also a part with sand on the shore. The water gradually gets deep. The beach has excellent infrastructure, there are showers, changing cabins, gastronomical objects, sports and leisure activities, also for children (the exact offer depends on the season). On the coast, you can hide from the sun in the natural shade of trees.

NEAREST RESTAURANTS, CAFE BARS AND GROCERIES

The centre of the Borik and Diklo districts is easily reached by foot. There are many bakeries, groceries, restaurants, and bars. 

The nearest grocery store is 550m from the villa, and the restaurant and coffee bar are about 750m.

ARRIVAL DIRECTIONS

To reach our property, exit the A1 motorway at the Zadar I exit (Zadar Zapad) and, after reaching the city of Zadar, head for Borik/Diklo district.
